Swire Hotels has unveiled a bold new chapter in its hospitality story with the launch of Upper House, a singular global brand uniting its acclaimed House Collective properties under one visionary identity. The rebrand marks a pivotal moment of evolution for the group—one that blends heritage with forward-thinking ambition—and introduces its first branded residences project, Upper House Residences Bangkok, set to debut in 2030.

The move follows the global success of The Upper House Hong Kong, a property long celebrated for its understated luxury, intuitive service, and design-led approach to wellbeing. Ranked among the World’s 50 Best Hotels for two consecutive years and awarded Two MICHELIN Keys in the inaugural global selection. The Upper House won Healthy Hotel of the Year at the Compare Retreats Awards 2025 and its General Manager, Kristina Snaith-Lense, was also honoured as Healthy Hotelier of the Year, a testament to her leadership in redefining holistic hospitality through conscious design, nourishing cuisine, and an authentic culture of care.

The unveiling of Upper House Residences Bangkok marks the brand’s first foray into residential living and its debut in Southeast Asia. Designed by Foster + Partners, the residences will introduce the brand’s refined aesthetic and seamless service philosophy to a new lifestyle dimension, offering owners a sense of home imbued with the same elevated spirit found in every Upper House. Blending the privacy of high-end living with the warmth of intuitive hospitality, the development responds to growing global demand for branded residences tied to trusted luxury names.

Looking ahead, Swire Hotels’ future openings reflect the group’s ongoing dialogue between design innovation and cultural expression. In Shenzhen, German architecture firm Büro Ole Scheeren will bring a sculptural vision to the city’s dynamic bay area by 2027. In Xi’an (2028), Shigeru Ban and LAYAN will create a serene retreat within the historic Small Wild Goose Pagoda precinct, part of Taikoo Li Xi’an. Tokyo’s upcoming Upper House (2029), designed by Snøhetta, will rise in the heart of Shibuya, blending Nordic minimalism with urban vibrancy. And in Bangkok (2030), Foster + Partners’ architectural language will set a new benchmark for branded residential living in one of the city’s most prestigious neighbourhoods.
